Moisture is found in almost every building, and in every home in Australia. If left alone and allowed to accumulate, moisture can lead to various problems such as increasing the conditions conducive to termite infestation, mould growth and serious structural integrity issues. Moisture is the number one factor that causes buildings to deteriorate, and it is the number one ingredient needed for mould growth. When the structural integrity of a building is compromised by moisture, various problems occur, such as reduced or permanently damaged insulation, rotten wood which also attract termites, corroded metals, staining of brick or concrete surfaces, deterioration of concrete, separation of bricks, crumbling mortar, and delamination.

With the use of a Thermal Imaging Camera, moisture and wetness in building structures and building materials can be identified long before major problems begin, of course when moisture is caught early enough. Thermal Imaging is also invaluable for tracking down where an established leak might be coming from. The fact is that all kinds of termites need moisture to live.

It is highly recommended that you have a Thermal Imaging Specialist out to your home or business if you suspect the existence of wetness or moisture.

Pre Purchase Termite Inspection

As well as using the latest technology for our termite inspections, we also use the old fashioned methods of finding termites in and around your home. A visual termite inspection outside of timber structures, trees and gardens helps us to spot signs of timber pests, such as termites, and conditions conducive to timber termite attack, such as leaking plumbing, poor drainage, incomplete ant capping and ground heights around the weep holes.

On the inside we test the soundness of timbers in skirting boards, door and window frames using the “tap” test, lifting carpets where applicable, and use a moisture scan on internal walls.

Common Areas of Infestation

Formwork timbers

Stored timber or cardboard

Damp subfloor

Inaccessible areas or low to ground flooring voids

Retaining walls with railway sleepers

Bushland and/or large trees or vegetations in close proximity to your home

What is a Moisture Meter?

A Moisture Meter measures differential moisture levels in building walls without any need for physical penetration and damage.

Easily identify potential termite risk areas by the concentrated presence of moisture.

Easily and accurately identify the difference in moisture levels on most surfaces, including wood, drywall, roofing, plaster, brick, concrete, etc.

Specially designed padding ensures no marks occur on the tested surface areas when scanning for moisture.

Use of the Moisture Meter:

When termites attack timber, they bring moisture into the wood that they are attacking, and hence this causes discolouration. So be very alert for discoloured timbers.

We will use a Moisture Meter to check the walls. Termites must live and work in very high humidity and so we find that the use of a Moisture Meter in various situations is helpful.

Remember, a Moisture Meter will not find termites, it will find areas of high moisture content. Termites may bring moisture into the wood, so that is why it is an essential tool to employ when carrying out a termite inspection.

A Moisture meter is used in all our pre purchase building inspection and pre purchase termite inspection services.
